How it works

How a partner buyout works

1
We assess your solo borrowing capacity
We calculate whether you can service the mortgage independently across 60+ lenders, factoring in child support, maintenance and your full financial position.
2
We structure the refinance
We arrange a new loan in your name alone that releases your former partner's equity share, selecting the lender with the most favourable terms for your income type.
3
We coordinate with your lawyer
We align the lending timeline with your Consent Orders or Binding Financial Agreement so settlement runs smoothly. You focus on the rest.
Worked example
Property value$900,000
Existing mortgage$500,000
Total equity$400,000
Your ex-partner's share (50%)$200,000
New loan in your name$700,000

The $700,000 refinance covers the existing $500,000 mortgage plus the $200,000 payout to your former partner. Lendology finds the lender that approves this on your sole income.

Real case

She thought she had to sell.

A separated mother of two came to Lendology earning part-time income plus child support. She had a $420,000 mortgage on the family home and wanted to stay for the children's stability. Her bank had already said no.

We found a lender that counted 100% of her child support as assessable income. She refinanced into her sole name, released $85,000 in equity to settle with her former partner, and the whole process took six weeks from Consent Orders to settlement.

She kept the home. The children stayed in their school. And she did not pay a cent for our service.

Common questions

Frequently asked questions

It depends on your borrowing capacity as a sole applicant. We assess your income, expenses and the required loan amount across 60+ lenders. Some lenders are more favourable than others for single-income borrowers, and some will count child support or maintenance payments as income. We find the lender that gives you the best chance of approval.
Some lenders accept child support payments as assessable income. Treatment varies between lenders. Some accept 100%, others apply a shading factor, and some require the payments to have been received for a minimum period. Lendology identifies the lender with the most favourable treatment for your situation.
You can start the lending assessment before Consent Orders are finalised, but most lenders require them (or a Binding Financial Agreement) to be in place before settlement. Starting early means you are ready to settle as soon as the legal side is complete. We coordinate the timing with your lawyer.
No. Lendology is paid a commission by the lender when your loan settles. There is no fee to you for our advice, the assessment, or the loan application.
