SA government support - what's available and what's changed
Eligibility criteria, amounts and caps change regularly. The information below is current as at June 2026 - Lendology confirms your specific entitlements as part of every first home buyer assessment.
SA State - New builds only
First Home Owner Grant - $15,000
A one-off $15,000 payment from the SA Government for eligible first home buyers purchasing or building a new home. The property price cap was removed in June 2024 - the grant now applies regardless of purchase price. The home must be newly built and never previously occupied. You must occupy it as your principal residence for at least 6 months within 12 months of settlement. Not available for established homes. Source: RevenueSA
SA State - New builds only
Stamp duty concession - Zero stamp duty
Eligible first home buyers in SA pay zero stamp duty on new home purchases. No property price cap applies for contracts entered into from 6 June 2024. The full stamp duty exemption applies to new homes only. For established homes, a separate concession applies: full concession on purchases up to $560,000, with a partial concession tapering to $700,000. The FHOG and stamp duty concession are separate and require separate applications. Source: RevenueSA
Federal - New and established homes
First Home Guarantee - 5% deposit, no LMI
A federal government scheme allowing eligible first home buyers to purchase with a 5% deposit. The government guarantees 15% of the loan value, eliminating LMI. As of 1 October 2025: no income caps, no limit on places. SA price cap $900,000 for Adelaide and regional centres. Available for new and established homes. Must apply through a participating lender. Federal - Single parents
Single Parent Stream - 2% deposit
Eligible single parents or legal guardians with at least one dependent child can purchase with a 2% deposit. The government guarantees 18% of the loan. No LMI payable. Unlimited places (no waiting list). No income caps (from October 2025). Available to both first home buyers and previous owners. Source: Housing Australia
